Deed to DXF
Paste a legal description, or upload the deed. Download a DXF of the parcel and a closure report for it.
What goes in
- A description pasted as text.
- A deed as a PDF, as a photo or picture of its page (JPG, PNG, HEIC and the like, read as a scanned page), or as a .txt file. Up to 40 MB in a single file, and up to 200 documents in one batch on a paid plan.
- For a description given in aliquot parts, the section’s own shape as a DXF, so the parts are plotted where that section actually is.
What comes back
- A DXF. Lines as LINE entities, curves as ARC entities - not a polyline standing in for an arc.
- A closure report: the gap between the last corner and the first, the ratio that works out to, and the area.
- The call list, so every bearing and distance on the drawing can be read against the words it came from.
- Boundary, ties, monuments, curve radii, labels and misclosure each on their own layer, so any of it can be turned off in CAD.
What a description can say
- Bearings by quadrant - N 45°00'00" E - written in figures, in words, or in the abbreviations deeds use.
- Distances in feet, and in the units older deeds were written in: the US survey foot as distinct from the international foot, chains and links, rods, poles and perches, varas, metres, miles, furlongs and inches.
- Curves given by any two of the radius (or the degree of curve, by the arc or the chord definition), the arc length, the chord length, the central angle (delta), the tangent length, the middle ordinate and the external distance, or by one of those lengths and two of the curve’s bearings: the chord bearing, the tangent bearing in or out, and the radial bearing in or out. The curve turns to the left or to the right, or is concave or convex to a direction. A curve that does not continue from the call before also needs its tangent, radial or chord bearing.
- Aliquot parts - the North half of the Southeast quarter of Section 4, Township 5 South, Range 2 East - including ALL of a section, lots, EXCEPTING a part of a tract, and TOGETHER WITH another one.
- Ties from a section corner or another witness corner to the point of commencement, the point of beginning, or any other point along the boundary.
- Monuments a corner is called to, and monuments witnessed off the line.
What it costs
The free plan reads five deeds a month, up to three scanned pages among them; the other deeds go in as pasted text. A paid seat has no limit on pasted text deeds and includes 5,000 scanned pages a month. See pricing.
